Both the Pima Tucson Lighthouse Program (through Arizona Housing) and Home Plus Arizona (through Arizona IDA) require a minimum credit score of 640 for all borrowers on the loan.

I Have Exactly a 640. Am I Good?
If your credit score is 640, you meet the minimum requirement. You're eligible to apply for DPA.
That said, "minimum" is the key word. A 640 score will qualify you, but it might mean:
- Slightly higher interest rates compared to someone with a 700+
- Potentially tighter debt-to-income ratio requirements
- Less room for error if anything else in your application is borderline
You can absolutely get approved with a 640. We do it regularly. Just know that improving your score even a little can make the process smoother.
What If I'm Below 640?
If your credit score is under 640, you won't qualify for the Lighthouse or Home Plus programs right now. But that doesn't mean you're out of options.
Option 1: Improve Your Score First
Credit scores aren't permanent. Depending on what's dragging your score down, you might be able to increase it significantly in a few weeks to a few months.
Quick wins that can boost your score:
- Pay down credit card balances (get below 30% utilization)
- Become an authorized user on someone else's account with good history
- Dispute any errors on your credit report
- Don't open new credit accounts
- Make all payments on time
We've seen buyers increase their scores by 30-50 points in a matter of weeks with the right strategy.
Option 2: FHA Without DPA
FHA loans allow credit scores as low as 580 (and sometimes lower with certain lenders). If you can come up with the 3.5% down payment on your own, you can still buy a home.

What About Those Other Credit Scores?
A quick note: the credit scores you see on Credit Karma or your credit card statement are usually not the same scores lenders use.
Most mortgage lenders use FICO scores (often older versions like FICO 2, 4, and 5). These can differ by 20-40 points from the consumer scores you see online.
